I'd rate this as a play to fair copy.  Cover has some scuffing and light creasing (mainly near the spine).  Also a slight tear near the bottom edge.  Also one stain on the back cover, if I had to guess some kind of grease stain as it appears to just be discoloration/clear.  

Players aids and map are in fair condition with some wear and light pencil marks in the townspeople and creatures of the night section, I'd say 12 areas.  

The green section (which most people cut up for the fortune section) is still attached to the cover.  

The booklet I would say is in fair condition.  Some light staining throughout, but not on every page.  Front page has some inadvertent markings, but otherwise no other markings/underlining, no highlighting, no ripped/torn pages, and no major bends/folds.

Item will be shipped in a hard cardboard box with packing material.  I will combine shipping with anything else purchased.
